Frequently asked questions about notary fees
What are notary fees in new builds in 2026?
In new build (off-plan sale, vente en l’état futur d’achèvement), acquisition costs are reduced: they generally represent 2 to 3% of the home price, compared with around 7.5 to 8.5% in the existing market, where most departments have applied transfer duties of 5% since April 2025. This simulation uses a central rate of 2.5% and shows the range.
Why are notary fees lower for new-build property?
A new-build home is subject to VAT rather than the standard transfer duties. The registration duties levied by the State and local authorities are considerably reduced, which lowers the total acquisition costs compared with an older property.
What do notary fees cover?
They cover the duties and taxes passed on to the State and local authorities, disbursements (costs advanced for your file) and the notary's fees. The tax portion is the largest; notary fees are set by a national scale.
Is this estimate contractual?
No. The amount shown is an indicative, non-contractual estimate; it does not constitute an offer. The notary establishes the exact breakdown according to the property, its location and your situation. A JL HOME adviser can refine this with you.
