Renovation: five approaches to compare
These schemes do not work in the same way for your tax and come with different conditions. Here are the first pointers to tell them apart.
| Solution | Mechanism | Project concerned | Timeframe / commitment |
|---|---|---|---|
| Denormandie | Income tax reduction | Eligible existing home with works, unfurnished letting | 6 or 9 years, extensions possible |
| Malraux | Income tax reduction | Restoration permitted in protected area | 9 years' unfurnished letting |
| Listed historic monument | Deduction depending on use and charges | Protected or similar building | Holding period of 15 years, with exceptions provided for |
| Property deficit | Offset and carry-forward of deficit | Unfurnished letting under the real-expenses regime, deductible works | Rental maintained after global deduction |
| Loc’Avantages | Income tax reduction on rents | Anah agreement and capped rent | 6-year agreement |
Choosing with the right benchmarks
Your questions about the schemes
A solution suited to your situation starts with a suitable property, a complete budget and a realistic timeframe.
Which scheme should you start with to invest?
Start with your objective: immediate income, renovation and tax, or future wealth. Your budget, time horizon, need for management and available tax then guide the comparison. The scheme does not replace analysis of the property.
What is the difference between a tax reduction and a deduction?
A tax reduction lowers the tax calculated, within its limits: this is the case for Denormandie, Malraux and Loc’Avantages. A deduction reduces taxable income: the effect depends on your tax band and the attribution rules, as with the property deficit or certain Monument historique charges.
Are managed LMNP, senior residences and student residences three tax niches?
Managed LMNP describes an operating model, and senior and student residences describe property types. The tax framework depends on the actual furnished letting, the contract and your situation. The dedicated simulators use the same LMNP real-expenses regime when these conditions are met.
Can several schemes be combined on the same property?
Combination rules depend on the mechanisms and the expenses. Certain home-ownership aids may be combined, such as PTZ and BRS subject to conditions. In investment, the same expense cannot be freely used for several benefits. The arrangement is checked case by case.
Do the simulators validate my eligibility?
They give an indicative result within a displayed scope, using the amounts entered. Address, works, lease, resources and taxation must be confirmed according to the project. You may use them without registering, then choose whether to contact JL HOME.
