The journey

From simulation to signing: who does what

JL HOME supports you in buying the property. The loan is negotiated between you and the bank, either directly or with the broker of your choice: JL HOME is not a credit intermediary.

  1. You, with your JL HOME adviser

    Work out your borrowing capacity

Income, current loans, deposit: we work out a purchase budget and a monthly repayment that leave you a comfortable amount to live on.

  2. You, with your JL HOME adviser

    Identify the support schemes

PTZ if you are a first-time buyer within an income ceiling, Action Logement loan if your employer contributes to it, reduced VAT depending on the area: we look at what may apply to the chosen home.

  3. Your bank or broker

    Apply for the loan

You submit your application to one or more banks, alone or with a credit broker. JL HOME provides you with the project documents: reservation contract, price, schedule of calls for funds.

  4. The bank

    Receive the loan offer

The bank sends you a written offer. The law gives you 10 days to reflect before you accept it. If the loan is refused, the suspensive condition in the reservation contract protects you.

  5. The notary

    Sign the deed of sale

You sign the authentic deed before the notary. For off-plan new-build, the bank then releases funds as the works progress, according to a payment schedule governed by law.

Off-plan, the price is paid in line with construction progress

After signing, the developer calls the price in stages, without exceeding these ceilings set by law, and the bank releases the loan at each call for funds. During construction, interim interest accrues on the sums already released.

Maximum cumulative share of the price called at each stage
  1. On completion of the foundations: no more than 35% of the price
  2. At weathertight stage: no more than 70% of the price
  3. On completion of the home: no more than 95% of the price
  4. On handover of the keys, the balance: no more than 100% of the price

Four questions to settle before signing

How much can I borrow?

Your monthly repayments, including existing loans and insurance, must not exceed 35 % of your net income, over a maximum of 25 years (27 years for off-plan new-build property). With net income of 3 500 € per month, a rate of 3.5 % over 25 years and no other loans, the maximum monthly repayment is €1,225 and borrowing capacity is approximately €230,860.

What deposit should I plan for?

Many banks ask that the deposit covers at least the notary and guarantee fees. In new-build, notary fees are lower: around 2 to 3% of the price, compared with around 7.5 to 8.5% for older property. A purchase with no deposit remains possible, but it is rarer and depends on your profile.

How much does the loan cost?

Interest and borrower insurance, plus guarantee and arrangement fees. In the same example, the loan costs approximately €136,639 over 25 years, including €115,862 in interest. To compare offers, look at the annual percentage rate of charge (TAEG), which includes all these costs.

Who arranges the loan?

The bank, which you approach directly or through a credit broker of your choice. JL HOME is not a credit intermediary: it prepares the purchase project with you (price, schedule of calls for funds, aid), and you remain free to choose your bank.

Which aid can you apply for?

Four schemes can ease the financing of a new home. They depend on your situation and the home chosen: your adviser checks with you what may apply, and the bank then confirms it.

First-time buyer

Zero-rate loan (PTZ)

An interest-free loan that funds up to 50% of the cost of a new-build apartment, up to a ceiling set by zone and household, subject to income conditions. Repayment can be deferred for up to 10 years.

Employee

Action Logement loan

Employees of private-sector companies who contribute to Action Logement may apply for a reduced-rate home loan, in addition to the main loan. Amount and conditions depend on the rules in force at the time of application.

New build

Reduced TVA at 5.5%

In the priority neighbourhoods of the politique de la ville and their surroundings, a new-build home bought as a main residence may benefit from 5.5% VAT, subject to income ceilings.

Home purchase

Bail réel solidaire (BRS)

You buy the home without the land, which is leased from an organisme foncier solidaire: the amount to be financed is reduced, subject to income ceilings.

Depending on your project and situation, certain schemes may or may not apply. Your JL HOME adviser will go through this with you.

Your questions about financing

How much can I borrow on my salary?

Your monthly repayments, including existing loans and insurance, are capped at 35 % of your net income. With net income of 3 500 € per month, a rate of 3.5 % over 25 years and no other loans, the maximum monthly repayment is €1,225 and borrowing capacity is approximately €230,860. The simulator on this page recalculates with your figures; the bank decides based on your complete application.

Do you need a deposit to buy a new-build home?

A deposit makes it easier to secure the bank’s agreement, which often requires it to cover at least the notary and guarantee fees. These fees are lower for new-build homes (around 2 to 3% of the price). Financing without a deposit remains subject to the bank’s agreement; depending on your situation, a zero-interest loan (prêt à taux zéro) or a prêt Action Logement may complement the financing plan.

Is the PTZ right for me?

The zero-rate loan (PTZ) is aimed at first-time buyers (who have not owned their main residence for the past two years) who buy a new main residence, subject to income conditions. The property's zone and the size of the household affect the ceilings and the amount. Your adviser will check your eligibility with you, and the bank confirms it.

How much does a 25-year mortgage cost?

For a loan of €230,860 at 3.5 % over 25 years, with annual insurance at 0.36 % of the amount borrowed, the total cost is approximately €136,639: €115,862 in interest and €20,777 in insurance, excluding guarantee and arrangement fees. The 3.5 % rate is an assumption you can change. As a reference, the average rate over 25 years was 3.35% in August 2026, according to Observatoire Crédit Logement/CSA.

Who arranges my loan application: the bank, a broker or JL HOME?

You submit your application to the bank of your choice, either alone or with a credit broker you appoint. JL HOME is not a credit intermediary and does not negotiate your loan: it provides the bank with the project details it needs (reservation contract, price, schedule of stage payments) and checks with you that the monthly payment remains compatible with your budget.

What happens if the bank refuses my loan?

The reservation contract for a new home financed by a loan contains a suspensive condition that this loan is obtained. If the loan is refused within the period set out in the contract, the reservation lapses and your deposit is refunded.

How is JL HOME paid?

Paid by the developer, who covers the fees, as stated in the regulatory note at the bottom of the page. This remuneration does not depend on your financing: JL HOME is not a credit intermediary.
