How it works

How it works, in plain terms

The Malraux law provides a tax reduction on certain full restoration expenditure for buildings located in eligible areas. The rate of 22% or 30% depends on the protection and the plan that apply. For authorisations falling under the scheme since 2017, the base is capped at €400,000 over four consecutive years. The acquisition cost is not, on its own, the base for this reduction.

Build your project

What matters before you choose

01

A heritage location

Neighbourhood protection and rental potential should be read together. Check the area, the applicable plan and comparable rents before relying on the tax benefit.

02

A supervised restoration

Eligible expenses and their payment schedule determine the reduction. Ask for a detailed budget and the authorisations; not every item is automatically accepted.

03

A tax calendar to prepare

Compare the works payments with your available tax. Any unused portion may be carried forward for three years, subject to conditions, which means anticipating your future income.

The rate and basis must be confirmed for the transaction. The reduction does not make an excessive price, an incomplete works budget or a location with limited rental appeal acceptable.

Worked example · illustrative assumptions

60 000 € of expenditure paid at a validated rate of 30%

Hypothetical example: €60,000 of eligible expenses paid this year and no expenses already counted within the four-year allowance give a theoretical reduction of €18,000. If the available tax is €12,000, €12,000 can be used this year and €6,000 may be carried forward.

Replace this example with my figures →
18 000 €Theoretical reduction in this example. The amount actually used depends on your tax and the conditions of the scheme.

Frequently asked questions

Before you start

Useful answers to help you place Loi Malraux in your project.

Does the purchase price fall within the Malraux base?

The reduction applies to eligible renovation expenses, not to the simple purchase price of the home. The breakdown of expenses must be validated for the project.

How to choose between the 22% and 30% rates?

The rate is set by the protection and plan applicable to the area. It cannot be chosen freely to improve the simulation.

Is Malraux subject to the overall €10,000 cap?

Operations falling under the scheme since 2013 are excluded from this overall cap. They nevertheless keep their own expenditure ceiling and conditions.

What letting obligations apply?

The home must, in particular, be let unfurnished as a main residence for nine years, subject to the letting and tenant conditions set by the scheme.
