How it works

How it works, in plain terms

Split ownership separates bare ownership from usufruct. The bare owner holds the property, while the usufructuary enjoys its use and income. In a temporary arrangement, the rights are reunited at the end of the usufruct, according to the contract and the law. The price for bare ownership is set for the transaction; there is no universal commercial discount linked to a term.

What matters before you choose

01

Buying with a specific timeframe

The duration should match your plans: retirement, future use or passing on. Also allow for a cash reserve, as resale before the end of the term may be more constrained.

02

Read the service charge allocation

Maintenance, major repairs and restoration are governed by the contract and the legal framework. The absence of rent does not automatically mean the absence of any expenditure.

03

Compare the two values

Analyse the reference full-ownership price as well as the announced discount. An attractive discount on an overvalued reference can give a false impression of a good deal.

La valorisation future et la liquidité ne sont pas garanties. Les règles d’IFI et de transmission varient selon l’origine du démembrement ; elles ne se résument pas à une exonération automatique.

Worked example · illustrative assumptions

La décote à l'achat n'est pas un rendement garanti

Hypothetical example: reference freehold of €250,000, purchase of bare ownership at €162,500 and fifteen-year usufruct. The price gap is €87,500, or 35%. Assuming a stable value, the projected freehold at term remains €250,000, before costs, financing and taxation.

Frequently asked questions

Before you start

Useful answers to help you place Nue-propriété in your project.

Who receives the rent during the démembrement?

The usufructuary has the right to receive the income. The bare owner therefore does not receive the rent during this period.

Is the discount set by a tax schedule?

The price of an investment transaction is contractual. The tax scale used for certain transfer transactions does not automatically constitute a commercial discount to be applied.

Can I resell before the usufruct ends?

Selling the bare ownership may be possible, but the market, the contract and the rights in place affect liquidity and price. This horizon should be planned for from the purchase.

How to read the calculator projection?

It applies your own assumption of rising, stable or falling values to the reference full ownership. It does not calculate a guaranteed return and excludes fees, credit and tax.
