What this tool calculates
Purchase gap = current value in full ownership − price in bare ownership. Projected value at term = current full ownership value × (1 + annual assumption) to the power of the term. The projection does not include rent, fees, credit or taxation.
Assumptions and limits of the calculation
- Both prices come from your contract or your assumption, with no mandatory discount scale applied. The bare owner receives no rent during the usufruct.
- The value at term applies your annual assumption to the current full ownership. It may fall. It is neither a yield nor a guarantee of resale. Acquisition costs, financing, contractual charges and taxation excluded. Reunification of rights according to the contract and the law.
