Frequently asked questions about borrowing capacity
How is borrowing capacity calculated in 2026?
Your borrowing capacity is based on your maximum monthly repayment, capped by the HCSF rule at 35% of your net income, insurance included, after deducting your existing loans. This monthly repayment is converted into borrowable capital according to the interest rate and the loan term.
What is the HCSF 35% rule?
Since 1 January 2022, the Haut Conseil de stabilité financière standard binds banks: a household's debt ratio must not exceed 35% of its net income, including borrower insurance, over 25 years at most. Banks may deviate from this for 20% of their new loans, primarily for the purchase of a main residence. This simulation applies the 35% limit.
Can you borrow over 27 years on a new-build?
Yes, buying off-plan new build (VEFA) allows the loan term to be extended up to 27 years thanks to deferred repayment during construction, which increases borrowing capacity compared with 25 years.
How is the total cost of credit calculated?
It adds up the interest paid over the full term of the loan and the borrower insurance, estimated here at 0.36% a year of the sum borrowed. The actual insurance rate depends on your age, your health and the policy chosen. Guarantee and arrangement fees are added to this and are not included.
Is the displayed housing budget final?
No. This is an indicative, non-contractual estimate that does not constitute a loan offer. Your bank sets the amount based on your full profile, your deposit and your residual income (reste à vivre); your JL HOME adviser helps you prepare your purchase budget in advance.
