Frequently asked questions about the PTZ 2026
How is the PTZ amount calculated in 2026?
The 2026 PTZ depends on your zone, the composition of your household, your reference tax income N-2 (revenu fiscal de référence) and the total cost of the transaction. The income used is the higher of your RFR N-2 and the cost of the transaction divided by 9, brought down per person through a family coefficient. It determines a bracket (1 to 4) and then a proportion, applied to a transaction cost capped according to the official scale in decree 2025-299.
Which income should be taken into account for the 2026 PTZ?
The reference taxable income for year N-2 is used: for a loan offer issued in 2026, that of 2024 income, shown on your 2025 tax notice. If several people are buying together, their reference taxable incomes are added together.
Does the 2026 PTZ fund the whole purchase?
No. The PTZ is an interest-free complementary loan: it finances part of the operation (the proportion depending on your income bracket) and is combined with a main loan and your deposit. The operation cost taken into account is also capped according to your zone and household.
Does this estimate have contractual value?
No. The result is an indicative, non-contractual estimate and does not constitute a credit offer. Only the bank handling your loan confirms your eligibility and the final amount; a JL HOME adviser helps you prepare your purchase project in advance.
