What this tool calculates
Result before depreciation = annual rents − charges − interest. Deductible depreciation is capped at the positive result. The estimated income tax at constant marginal rate (TMI) and social contributions are applied to the taxable result. Cash flow deducts the charges paid, the estimated tax and the loan instalments.
Assumptions and limits of the calculation
- Non-professional furnished letting under the réel (actual income) regime, without affiliation to social security contributions. Depreciation entries must be validated by your accountant.
- IR calculated at a constant TMI and social contributions of 18.6%. Excluding prior carry-forwards, deductible CSG, bracket effects and resale taxation.
- Cash flow deducts the monthly loan repayment only once. Enter all charges paid, including property tax, CFE, accounting, maintenance and insurance. Vacancy and revaluations are excluded.
