What this tool calculates
The ceiling is read from the 2026 BRS table for the selected category and zone, increased by the supplement per additional person where applicable. The simulator then compares this ceiling with the sum of the RFR entered. It does not address the other BRS conditions.
Assumptions and limits of the calculation
- Means test only, based on the sum of the N−2 reference tax incomes (RFR) of the persons intended to occupy the property: 2024 income on 2025 notices for a purchase in 2026. The household category does not always correspond to the number of persons.
- The OFS checks the category, any eligible recent income, main residence, other conditions and the ground rent (redevance foncière). This result is neither an allocation nor a full validation of the BRS.
