The 3* Mandelieu Riviera Resort residence was built in 2006. It comprises 286 apartments, spread across several buildings in a landscaped estate of 6 hectares around a private lake.

The 3* Mandelieu Riviera Resort residence was built in 2006. It comprises 286 apartments, spread across several buildings in a landscaped estate of 6 hectares around a private lake.

It has a heated outdoor swimming pool of 575m2, a tennis court, a multi-sport court, several petanque pitches, a children's play area, and a restaurant and snack bar in season.

Goélia took over the operation in October 2018. While the residence was still ramping up, the COVID crisis arrived. Despite this difficult context, the operator has grown turnover (2,5M€ in 2023) and has since posted positive net results (+16k€ in 2023). The residence now operates very satisfactorily, which helps secure the operation and the payment of rents.

The study of the RCP (règlement de copropriété) shows a residence that is in principle reversible, meaning it can be used as a home or for rental. This is a major asset.

The price per M² for apartments near the residence is around 5 300€. The units for sale through CELAVIPIERRE cost around 2 900€ per M², representing a discount of 40%, an additional advantage.

As regards works, the most recent major works concern waterproofing work for 134 000€ in 2019 and 2022, and replacement of heat pumps for 200 000€ in 2020 and 2022. Works to replace two further heat pumps for 120 000€ were voted at the end of 2024.
